Revolutionising Block Management- End-to-End Drone Inspection Services

In recent years, technological advancements have transformed various industries, and the field of block management is no exception. With the rise of drones and their diverse applications, property managers are now exploring innovative ways to streamline operations and enhance efficiency. One groundbreaking solution gaining traction is the implementation of end-to-end drone inspection services for block management companies.

L.Parker, Major Works Coordinator, who works for a block management company in London summarises her experience:

“We needed an inspection and survey of a large residential block of flats that we manage in London. The quality of the report is of very high standard. Clear videos and photos and location of the area being surveyed. Quick service and great communicator. I was very happy with this company I will use them other building surveys I need”.

Understanding the Need

Block management companies are tasked with overseeing the maintenance and well-being of residential or commercial property blocks. Traditionally, routine inspections and assessments have been time-consuming and often involve logistical challenges, including scaffolding costs and rope teams. Enter drone technology – a game-changer that promises to revolutionise the way properties are managed.

Advantages of Drone Block Inspection Services:

  1. Efficiency and Time Savings: Drones offer a swift and efficient means of conducting property inspections. With the ability to fly and capture high-resolution images or videos, they significantly reduce the time required for manual inspections. This translates to quicker assessments and timely identification of issues.
  2. Comprehensive Data Collection: Drones equipped with advanced cameras and sensors can capture detailed images and data from various angles. This comprehensive data collection allows property managers to gain a thorough understanding of the property’s condition, identifying potential concerns that may not be visible during traditional inspections.
  3. Cost-Effective Maintenance Planning: By obtaining accurate and up-to-date data through drone inspections, block management companies can develop proactive maintenance plans. With online portals available to display annotated results of the inspection and the ability to group tasks e.g. tiles, rust, brickwork to project manage them seamlessly. This helps in addressing issues before they escalate, ultimately saving on repair costs and preventing potential liabilities.
  4. Enhanced Safety Measures: Traditional property inspections may involve risks for personnel, especially when assessing hard-to-reach or hazardous areas. Drones eliminate these safety concerns by providing a non-intrusive and risk-free method of inspection. Property managers can assess rooftops, facades, and other challenging areas without putting anyone in harm’s way.
  5. Client Transparency and Communication: Utilising drone technology fosters transparency between block management companies and property owners. Sharing visual reports generated by drones enhances communication and allows property owners to have a clear understanding of the property’s condition, fostering trust and satisfaction.

In-House Implementation Process:

  1. Drone Selection and Training: Block management companies need to invest in suitable drones equipped with the necessary sensors and cameras. Additionally, personnel should receive proper training to operate the drones safely, legally and effectively.
  2. Integration with Management Software: To maximize the benefits of drone inspections, companies can integrate the captured data into their existing management software systems. This ensures seamless communication and collaboration among team members.
  3. Regulatory Compliance: Given the increasing use of drones, it’s essential for block management companies to stay updated on regulations and obtain the necessary permits for drone operations. Compliance with local aviation authorities ensures legal and safe drone use.

Outsourced Implementation Process:

Done ‘For You’ End to End Process 3-10 Working Days

  1. Property Assessment – we receive the address of the property and take desk top based measurements of the height and perimeter of the property.
  2. Quote – we receive the address of the property, then assess the ground risks and airspace risks to ensure a safe and compliant drone inspection is undertaken. These are collated along with the property assessment so a quote can be provided.
  3. Preplanning and Risk Assessment – once the quote is accepted, we carry out a comprehensive ‘Prefight plan and Risk Assessment’ for approval by the Property Management team. Crucially this includes ground hazards, population risks, airspace clearance along with operational considerations. A date and time is agreed to proceed factoring in weather considerations (risk of wind, rain, freezing fog and so on).
  4. Qualified Drone Operator – our drone operators qualified by the Civil Aviation Authority and trained ground safety marshals are deployed to site.
  5. Site Set up – Relevant PPE is worn, safety signs and a cordon are set up for the take-off/landing area. Residents are notified via a letter drop and the Police are advised we are on site to allay public concerns. In some circumstances we would also have pre-advised and notify on the day Heliports, Airport Air Traffic Controllers, National Rail, and other critical organisations. We hold a CSCS Green Card for access to construction sites.
  6. Post Site Visit – we then progress to postproduction, based on the Property Managers brief the outputs from the drone data collection are moved into postproduction. Depending on the type of outputs required and size of the project this phase typically takes 3-7 working days.
  7. Outputs – as standard we provide an annotated report of the property, visual issues identified and areas for attention. This report has links that, when clicked, open an online portal to view high resolution images and videos. The online portal can then be used by the Property Manager or their Surveyor to further inspect, group up fault types, allocate to maintenance teams and overall manage the project in one place. We help and advise on how to achieve this efficiency.

The integration of end-to-end drone inspection services marks a significant leap forward for block management companies, whether they opt to build an in-house team or outsource, offering a myriad of benefits ranging from increased efficiency to improved safety measures.

As technology continues to evolve, embracing innovative solutions such as drone inspections is crucial for staying competitive and providing superior property management services. Whilst massively reducing costs of scaffolding and increasing the efficiency of inspections.

The future of block management is undoubtedly soaring to new heights with the help of these unmanned aerial vehicles and the specialist property management software that is available.
